At sellers consultations or listing appointments I can always count on the first question from sellers to be “ How much can I sell for?” But that is not what they really want to know. What they REALLY want to know is “ How much will I walk away with after everything is said and done?” That second question is imperative because sale price and net proceeds are two very different numbers.

Sales Price is Just the Starting Point

Your final walk away number depends on:

  • Your remaining mortgage balance

  • Closing cost

  • Potential seller concessions

  • Repairs or credits

  • Broker commissions

  • Transfer taxes and fees

Two homes can sell for the exact same price and the owners can walk away with completely different amounts of cash. That’s why focusing only on your homes worth can be misleading.
